Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click "Apply Now" in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We accept lease terms between 12 and 15 months. Unfortunately, we do not offer short-term leases.

The rent includes internet as part of our tech and convenience bundle. However, you are responsible for paying for water/sewer, electricity (through Evergy), and renters’ insurance. Electric costs are based on usage.

Rent is due on the first of each month and late fee’s will be issued on the 6th. Late fees are 10% of base rent. We accept online and wips payments.

Yes, a security deposit is required. The refundable deposit ranges from $200 to a full month's rent, depending on screening results. The deposit is refundable, but deductions may be made for the final water/sewer bill, any cleaning fees, or damages.

Yes, there are a few additional mandatory fees: 1. Application Fee: A non-refundable $50 application processing fee is required for each applicant. 2. Administrative Fee: A $150 administrative fee is required upon applying. This fee is refundable if the application is denied. 3. Amenities Fee: Residents will pay $125 a month for our tech and convenience bundle, which includes internet, smart home package, valet trash, resident mobile app, Amazon Hub Lockers, pest control, and 24-hour access to the gym and clubhouse.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

We strongly recommend renters insurance to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damages to the property.

2 guests per apartment are allowed in amenity spaces and must be accompanied by the leaseholder(s) at all times. Leaseholders are responsible for their guests. Persons not listed in lease must not stay in the apartment for more than 7 consecutive days without our prior written consent, and no more than 14 days in any one month.

Yes, pets are allowed! We are a pet-friendly community and allow dogs and cats with no breed or weight restrictions. There is a limit of 2 pets per household. There is a one-time $300 pet fee and a $25 monthly pet rent.

When terminating lease early, there is an early termination fee of your base rent x2, repayment of all concessions, and a written 60-day notice is required. All fee’s must be paid prior to us accepting notice to vacate.

Amenities and Services

Lot Parking, Clubhouse, Business Center, Game Room, Pool, Grills, Firepit, Fitness Center, Pet Spa, Dog Park, Courtyard. No additional costs. Garages are $125 per month, EV Garages are $200 per month.

Yes, guests are welcome to park in any open parking spot, and there is no extra cost for guest parking.

We have 2 members of our Maintenance Staff, and one lives on-site. After hours, emergency work orders will need to be made by calling the office and pressing 4 for maintenance emergencies. This will automatically go to team member on call.

Yes, our community offers EV charging stations as a detached garage option for $200/month.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

Maintenance requests are easily submitted through your Resident App! Please call the office if you need help finding. We have a 48 hour work order guarantee!

Any modifications or alterations made to the unit will need to have a request submitted to the Community Manager for review and written approval. Any member of our leasing team can help with this form.

An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).
